Basement Living Room (24 m2): Features a 48-inch TV, sofa bed, and table. You can use this spot to study or work occasionally (but not permanently). Rising Interest Rates: The financing costs for the house have increased significantly due to mortgage rates rising from 2,25% in 2015 to around 3,8% to 4,3% recently (and one mortgage rate is at around 6,7%).
Massive Investments: Since 2013, over € 120,000 to keep the house in top condition (new roof, new heating, new bathrooms, and in 2025 alone: new windows and doors).
Future Energy Standards: To comply with EU green energy laws (reaching Class C by 2033), reserves must be built for upcoming renovations estimated at € 50k –€ 200k.
